Body Corporate Owners and Committee Guide

December 16, 2021 by Katie Todd

There is nothing quite like strata.  In no other sector will you find over a billion dollars of assets maintained by volunteers.  Owners and Committee Members work hard to preserve their properties however, given the complex legislation surrounding bodies corporate, you may find it difficult without specialised training and knowledge.

Have you accessed Capitol’s website and Resource section?

There is a wealth of topics for you to access such as:

  • Electronic voting
  • Introduction to body corporate management
  • The Committee
  • By-laws
  • Dispute resolution
  • Legislation & fact sheets
  • Codes of Conduct
  • Owner training

Have you watched any of Capitol’s training videos, seminars, and webinars?

You may access them via the Capitol website – News section and topics include:

  • By-Law trends
  • Enforcing by-laws
  • Resident Unit Managers
  • Levies & Budgets

All owners are permitted to attend the Annual General Meeting, held within 3 months after the end of the scheme’s financial year.

All owners are permitted to attend committee meetings as observers, provided you give the required 24 hours notice in writing to the body corporate manager (Capitol).

It is recommended that you attend body corporate meetings for your scheme to keep yourself informed of issues at the building, including but not limited to the maintenance required, expenditure, levies, and many other items of interest specific to your complex.

At Capitol, we welcome owners attending meetings as we are transparent and encourage everyone to be knowledgeable and aware of how your body corporate works, the roles of Capitol, your committee, and the Caretaker.

Please do not hesitate to contact us at Capitol so we can assist you with your body corporate queries and issues.
