What survey plan is your Body Corporate? 

Survey Plans for a Body Corporate detail where the borders of the common property and the lots in the scheme exist. As a unit owner having the knowledge of what is common property and private property is important as it dictates where the responsibility lies (owner or Body Corporate). There are two main survey plan types, Building format plans (BFP) and Standard format plans (SFP).

Building Format Plans (BFP)
 
Building Format Plans define Body Corporate schemes where a subdivision occurs within a building and land is defined using structural elements of a building, e.g. floors, walls and ceilings.
 
Standard Format Plans (SFP)
 
Standard Format Plan defines lots with references to marks on the ground or a structural element. An example of a SFP comprises of a townhouse arrangement or stand alone houses in gated communities where each lot consists of building and land and the boundaries are defined by dimensions and bearings shown on the survey plan.
