Building Insurance

Building insurance includes improvements and fixtures forming part of the building.

Building Insurance includes:

  • All buildings and underground services erected upon the building block forming the Strata Plan including fencing
  • Baths, hand basins, shower screens, toilets
  • Sinks, stoves, ducted air conditioners throughout entire building, built in cupboards
  • Doors, windows
  • Fixed tiling
  • Paintwork, wallpapering and public light fittings within common areas
Building Insurance does not include:
  • Temporary wall, floor and ceiling coverings or
  • Removable fixtures
  • Mobile or fixed air conditioning systems, that service one particular lot
  • Mobile dishwashers, clothes dryers or other appliances not wired or plumbed in.
Building Insurance, other matters to consider:
  • To limit possible damage claims caused by storms and fire, the body corporate should ensure the building is well maintained (including balconies, balustrades and roofs, fire equipment and alarms)
  • Also limit personal injury claims by obtaining regular Safety Audit reports and promptly adhering  to any recommendations
  • Termite damage is not covered, therefore the body corporate should be diligent and ensure regular inspections
Common Area Contents Insurance includes:
  • Carpets, pot plants, mirrors and decoration within common areas, hallways and lobbies
  • Assets owned by the body corporate and used by all owners:
    • Washing machines, dryers and 
    • Cloths line, indoor and outdoor furniture, 
    • Barbecue equipment, swimming pool motors
    • Gardening equipment: mowers, trimmers
Personal Insurance:
 
Insurance for the following items which are the responsibility of the unit owner, please contact your broker or individual insurer direct:
  • Personal contents including carpets, light fittings curtains, blinds, personal equipment, furniture and household appliances
  • Landlords Insurance
  • Public Liability Insurance within a lot.
