Capitol Body Corporate Administration regularly work with developers and their other advisers either before the survey plan is registered or after registration.

Developers are sometimes unsure as to when they should involve a body corporate manager. Our experience in managing the final development product means that we are in the ideal situation to provide valuable input into project in the early stages.

Our experience can assist in identifying potential problems at the conceptual stage so as to deal with those issues so that they do not adversely affect the marketing of the final product.

Some of the areas where we can assist the developer and work in with your architect, surveyor and lawyer and add value to the project are:

advice on project staging,
assist with the preparation of the by-laws,
input into the determination of the lot entitlements,
generally assist with advice on the contents of the community management statement,
preparation of budgets,
advice regarding exclusive use areas, thereby maximising the return on particular lots,
input into the list of duties for any resident unit manager and the remuneration for that resident manager.

After registration, from the point of view of establishing the body corporate, time is of the essence. Various matters need to be attended to speedily and accurately, so that sales are completed on time and profits are optimised.

We can:

arrange the body corporate insurance cover;
convene, hold and minute an extraordinary general meeting of the body corporate to adopt the budget, strike levies and deal with statutory matters;
establish the books and records required by the Body Corporate and Community Management Act 1997;
issue body corporate disclosure statements required by the buyers;
attend to all of the statutory requirements placed on the original owner and the body corporate;
provide full management services to the body corporate.
