COUNCIL AND BODY CORPORATE: THE EARLY STAGES AND DOCUMENTATION
We are pleased to provide you with the following information, however this is to be used as a guide only and we are here to assist you when required.
1.Items to take into account for your future body corporate
- Location and ease of access for waste disposal and collection
- Council requirements for occupier and visitor car parking
- Fire protection and control on common property
- Workplace Health and Safety, exposing potential dangers
- By-Laws: refer to standard by-laws (Schedule 4 BCCM Act)
- Provision for specific by-laws for complex
- Swimming pools
- Gymnasium
- Pets
- Exclusive use
- Retain complete records for handover to the body corporate manager
2.Development Approval & Building Approval
- Development Approval documents any council restrictions and requirements
- Development Approval Contributions are payable to the council for items such as water, sewerage, drainage.
Note: These contributions can be quite costly and as the fees increase greatly every year, it may be worthwhile to pay up front.
3.Certificate of Classification
The ‘Certificate of Classification’, is given by a Certifier and classifies the designated use for the building for example council restrictions on operating a business in a residential complex. To obtain the Certificate of Classification the following Certificates and Documents are required by the Certifier:
- Balustrade
- Engineering
- Fire Doors
- Fire System
- Glass
- Hydraulics
- Plumbing Certificate
- Smoke Detectors
- Wetseal Certificate & Waterproofing
