Resident Unit Managers
We are pleased to provide you with the following information regarding the role of a Resident Unit Manager, however the following is a guide only and is also dependant on the working and terms of engagement in your agreements with the body corporate. Reference should always be made back to the agreement to identify the duties of the Resident Unit Manager and the frequency at which they should be performed.
Also noting that Resident Unit Managers are bound by the Code of Conduct for service contractors are prescribed by BCCM Act Section 118 and BCCM Act Schedule 2 and 3.
Resident Unit Manager's General Duties
The Resident Unit Manager supplies services which are specified in the contract entered into between the body corporate and the Resident Unit Manager. The services include taking care of the common property and the body corporate assets.
Duties may include:
• Cleaning and tidying the common areas
• Gardening,
• Ensure all plant, equipment, machinery & pumps are services regularly
• Take or arrange prompt remedial action of repairs or matters which may create a hazard or danger
• Organise & supervise any work carried out on the common property
• Check tradesmen insurances, qualifications and WPHS obligations are adhered too
• Monitor the observance of the By-Laws of the Body Corporate
Resident Unit Manager and the Committee
Resident Unit Manager to:
• Be the first point of contact for maintenance, by-laws issues and complaints
• Report immediately any hazards or dangers
• Prepare and circulate a report for consideration by the committee at their meetings regarding the following:
o Maintenance issues
o Scheduled and completed work carried out on common property
o Arranging quotations for maintenance and present to the committee
• Resident Unit Manager to implement a Complaints Handling Procedure
